In 1513 Juan Ponce De Leon was a Spanish explorer and soldier who was believed by many to be the first European to set foot on Florida soil. He was in search of many things in this new land: gold, treasure, and the Fountain of Youth. With a 3 ship fleet and 200 men, Ponce De Leon sailed Northwest along the Bahamian Islands hitting open water for 3 days. Spotting land after the third day, believed to be an island which he named La Florida, he unknowingly set foot on the great peninsula which would become our great state. It is believed that the area which he first landed was St. Augustine. Over the next two months their fleet explored the coast of Florida discovering the Gulf Stream current and its strength which would later become the route for vessels heading to Europe, also exploring what is now the Florida Keys and making their way up the west coast to Tampa and Pensacola. Although he never found the Fountain of Youth what he found was a breathtakingly beautiful peninsula full of exotic wildlife, lush tropical flora, crystal clear to aquamarine water brimming with marine life, pristine white sandy beaches, everything that we Floridians know to be a true treasure and the reason we call this rare jewel “Home”!

Short Sale Statistics for Singer Island August 2011 compared to August 2012

Taking a look at the Singer Island real estate market last month I realized there were no short sales for the month. However during the month of August there were a total of 14 properties sold, 3 single family homes and 11 condominium homes. The prices ranged from $165,000 up to $1,612,500. In 2011 of the 15 properties sold, 9 of these sold for less than $300,000 as opposed to this year out of the 14 properties sold only 4 sold at less than $300,000. When I went back to the previous year 2011 and looked at the month of August I found there were 6 short sales out of the 15 solds. Out of these six sold short sale properties, four were in the Palm Beach Marriott Singer Island Beach Resort and Spa Residence’s. One commonality for both years was that the Marriott Residence had a property sell for well over a million. This is a great indication that the market in this area is turning around for the better.

I am overwhelmed with the home buying process. I am working with a real estate agent, but still find the experience tiring and complicated. We are looking at Singer Island condos for sale, based on my price range and the area I work at. However, there is so much real estate for sale right now, that it is just making my head spin. I see one condo and think it is great, but then I see another one and also think it is great.
